We've been hard at it!

Well...its been almost a full year since our last blog post, so to say things have been busy would be an understatement. With our heads buried, our whole team have created some really amazing projects. Some of those projects have attracted the attention of big industry names and garnered us some flattering recognition. Now the time has come for some good old fashion shameless self promotion!

Updates to our website have been slow as well, but many of our newer projects can be found on the website HOUZZ.

In March of this year, the Building Industry and Land Development Industry Association (BILD) again named Eurodale Developments Inc. as the best of the best, crowning the firm "Renovator of the Year" (2014), having been awarded the title before in 2011. This award, which includes a detailed survey of past clients in search of the firm that best represents the homeowners, the industry, the association and the communities they work in. We are extremely proud of the honour to have been named as the recipient of this award for a second time. This is the Stanley Cup of our industry and it is through the trust and confidence of our clients, and the support of our suppliers, sub-trades and families that we are able to deliver such great projects.

Recently, a project we did with "Designer Guys" at The Design Agency in North Toronto. This famous home was once owned by Toronto Iconic grocer and Toronto Maple Leaf owner Steve Stavro. Working at such a residence coupled with the award win that followed, are proof of the trust and respect that our firm has been able to earn over the years. It is another indication of our status as the Premier Design-Build company in the GTA. You can view before and after photos of the project here which included a fully custom dry and steam sauna in a remodeled bathroom as part of an at home fitness facility in what once was the "ballroom".

Lastly, just this past weekend, the Canadian Home Builders Association (CHBA) held a conference in Whistler, BC. Having been nominated for National Awards before, this marked the first time winning at the event. A special project performed for Olympic Archer Rob Rusnov and his family took home the title of "Best Renovation over $500k in Canada". We are overjoyed that the project and the firm has now been regarded as a Canadian leader in the field. There are a plethora of amazing firms that do what we do in this country and the competition is fierce. To be recognized along with those firms is a humbling honour for us. The award shelf at our head office is getting tight, a sign of the great combined and consistent efforts of our entire team!

This truly has been a wild and intense year for Eurodale, we look forward to what the rest of 2014 brings as we continue to create exciting new designs, additions & renovations of old homes, and develop new custom homes for the clients that select us to work with them. What's The Crack Toronto?!? (a term for news, gossip, fun, entertainment, and enjoyable conversation, particularly prominent in Ireland - not what you're thinking!).

All this talk about Crack in the Toronto News has made us think of the common Irish slang - What's The Craic? (pronounced Crack). The typical reply is "Nothing Much"...not very exciting of course. 
When we thought about all that's Crackin' for the Irish builders at Eurodale this spring - the reply 'nothing much' would be less appropriate. So...we decided to take a little snapshot of what is actually happening at Eurodale as of last week. Makes me wonder how we have a social life! Have a peek below... 

Project #1: Pouring concrete deep undeground to offset bad soil conditions on site.
Site Above: 23 Gurney Crescent: We are keeping the Engines of Industry moving! Around the corner from our office in Toronto's Design-Decor District, we are drilling 25ft deep caissons to support a 4500 sqft warehouse addition. This is a warehouse for one of our suppliers - Octopus Products who supplies laminates to the building industry. Employed in this photo are the soil engineer, structural engineer, riggers, excavators and concrete suppliers...plus Brendan Charters from Eurodale I guess, since he took the photo while supervising the site work. 

Project #2: Day one, demolition of the carport in Etobicoke in February.
Stone and windows installed on new Master suite and Vestibule, James Hardie siding - here we come!.
Site Above: 11 Foxcote Cres: We are transforming the home on the left to the home on the right. The owner's are without a doubt some of the most excited clients we've ever had. Its a thrill to see them react as the project takes shape - Master suite addition and main floor reno that is going to completely change the way the family lives in the space!   

Project #3: Cute Bungalow Before Eurodale designed gut renovation

The entire inside is being gutted - all except for that beauty fireplace!
Site Above: 564 Roselawn Ave: This original 40's bungalow is currently under a complete gut and update which will bring it both structurally, mechanically and aesthetically into the 21st century. All this while maintaining its original aesthetic charm on the outside (historically sensitive Pella windows will ensure so).

Project #4: Tired Mid-Century home before Levitt Goodman Architect designed Eurodale project in Bloor West Village

Post and beam dream machine: Steel and wood combine to make a rock solid 3 storey contemporary home in Toronto.
Site: Above-16 Brule Gardens: Levitt Goodman Architects have designed a Mid-Century Modern 'STUNNER' to this original home in Bloor-West Village. This massive project undertaking is finally taking shape. The crew who worked all winter on the steel erection and post and beam framing is happy to see the warmer weather and less bitter cold winds from the lake! 

Project #5: Day one - taken at the first design meeting.
Not ready for final photos yet, but the stone, brick and siding really ties these additions together well.
 Site Above-163 Wellesworth: Designed and Built in house at Eurodale, we are quite proud of this top up project in Etobicoke. Matching original brick and integrating a new garage and improved front entry curb appeal was a key project driver. Its more than just adding square footage. Its quality and function of space that makes this project special.   

With those five amazing transformation projects underway, our renovation section is hopping! All of that work is actively happening right now - and that's excluding our Custom Homes and exciting Design work currently in development. We will update you on that in the coming blog posts.

Non-Invasive Facelift Surgery - for the home.

You may have heard Dr. Oz and others talk about these procedures, neighbourhood gossip types spreading rumours about whether or not 'She' or 'He' had some "Work Done". Well the team at Eurodale Developments recently executed a drammatic facelift at a home in the Rouge River Valley in Scarborough that has all the neighbours talking.

Pictured below, you can see that the original home had a mish-mash of styles and finishes. The 80's angled-bay window and low-curved front entry made the facade fairly confused. After minor structural changes to the portico, creating a higher, squared arch, as well as re-building the bay into a Box-Bay style feature created subtle but necesary changes. A new skirt roof over the existing garage added depth and texture, as well as the ability to integrate some critical accent and utility down lighting across the garage face for evening dramatics.

New stone cladding, coupled with complementing James Hardie Cement fibre siding was a more durable finish than the old painted wood trim and stucco system. Given the property backed onto Lake Ontario, the colouring allows for insect accumulations without showing the dirt as it did on the former white backdrop. A new taller custom door system opened up the existing entry to light and also created the colour "pop" required to showcase the front door against the large 2 car garage door which was so previously dominant.

All of this work was performed with very minor impact to the interior living space. Now the home is inviting to drive up to, easy to maintain, and has updated the look for current enjoyment and future resale. Our phone has been ringing off the hook as a result of the success of this project! Think of what Eurodale Developments could create for you home's face...

BILD and RENOMARK announce the finalists for Best Renovation and Custom Home Building in the GTA for 2013.

Today the BILD Association announced that Eurodale Developments Inc received the most nominations as finalists in the Annual Renovator and Custom Home Building Awards. Winners are announced at an industry luncheon just prior to the opening of the 2013 National Home Show at the Direct Energy Centre at the CNE.

The Nomination categories include:
1). Finalist - Best Renovation Under $75,000  - for this Little Italy Bathroom Renovation. To see the before and after gallery CLICK HERE.

2). Finalist - Best Condo Renovation - for this 3,000 sqft Condo renovation in Mississauga ON. Special thanks goes out to Laura Thornton from Thornton Interiors and Jason and Kit Chiu from Alpha Prosperity Inc for their immense help on the project! To see the before and after gallery CLICK HERE.

3). Finalist - Best Green Renovation for this complete gut and large addition and renovation project that was featured in the Toronto Star Article. To see the before and after gallery CLICK HERE.

We would like to thank all our past clients for their trust and confidence to lend us their homes and also to our entire Eurodale team of employees, subtrades and suppliers for their tireless efforts. Fingers crossed, we will find out the results on March 15th when they also announce the finalists and the winner of the coveted Renovator of the Year (ROY) Award for 2013. We are hoping for a repeat win!

The third floor addition of an urban greenhouse allows the owners to grow their own food...on a small lot in Riverdale in Toronto! The addition was also part of a unique environmnetally concious attic renovation that used existing Ikea cabinets and built them into the wall as a custom cabinet re-use project!
