10 months of construction and we're almost there. Check out the latest on the Custom Building in North Toronto - finishes and cabinets are in, we have running water and best of all electricity!

This house is really a story of details - from the aluminum reveal at the ceilings that's also carried into the detailing at the kitchen, to the custom maple panelling at the entry, study and guest room, the stunning wood front entry door to the mix of materials that are combined both on the exterior and interior.

And probably the most dramatic detail in the house, the amazing open riser white oak stair with custom, custom, custom glass railings and pronounced curb detail in the two storey centre space.

As our other Custom Build commences the finishing stages of construction, we have started a new build just north of the city in Thornhill. The old house has come down and we've got the very deep hole dug for the foundations and have progressed to ground floor framing. We hope by Christmas to have the shell of the house up and standing. Check back frequently for progress on this latest project.

PROJECTS | Floors, Stairs and Shakes

Our custom build in Midtown Toronto is really taking shape now. Slotted for completion early next year, with floors, stair details and the exterior trim now in place, we're finally seeing some of the great architectural lines enhanced.

We specified 5" rift and quartered white oak site finished floors that have turned out beautifully. The clients were looking for a light and neutral floor so we opted to forego any stain and simply applied urethane.

The stairs are also white oak. These open riser stairs help to filter light down from the third floor skylights and are a fantastic architectural backdrop to the open dining room. We have foregone standard railings and have created channels in the stair stringer and extended curbs along the catwalk to later house sleek glass guardrails.

On the exterior, we're nearly complete with the installation of the natural cedar shakes with crisp and contrasting James Hardie Trim.

YBILD Launch Party a HUGE success

Last week the crew at Eurodale attended launch party for YBILD, short for Young Builders, the new committee at BILD Association of under 40's. The evening was a HUGE success and a sold out crowd networked and partied at Pravda Vodka Bar, discussing trends, the future of the building industry and issues affecting our businesses. We would like to thank everyone on the committee at YBILD, BILD, and the sponsors of the event including the Toronto Star for a great evening and we are looking forward to future events and seminars.

A new committee will be helping to shape the future of the BILD Association, Young BILDer's - or YBILD - is a committee of under-40 members who seek to enhance their participation in the Association by providing not only networking opportunities, but also educational seminars and mentoring partnerships. Eurodale Developments, being a company of team members who are under 40, is very much involved in this initiative as it represents the future of the building industry here in Toronto. Brendan Charters of Eurodale sits on the committee alongside other young industry leaders.

As BILD Chair Paul Golini states "I wanted to reach out to this group to make sure their voices and ideas are expressed, without fear or intimidation from their older, more established colleagues. This Committee is a vehicle to bring together younger members of the industry across the membership to focus on issues important to young BILD leaders. Its purpose is to better engage them in all aspects of Association activity, and to promote the benefits of being involved."

CUSTOM BUILD | Masonry & Drywall

Another week has passed and a bit more progress on the site. Masonry work is now done and we're gearing up for the exterior siding, cedar and aluminum trim to be installed.

Drywall is also complete and we're in the process of taping. The interesting lines of the Richard Librach's interior layouts can now really be seen,

including the polite trade who apologized to the taper for the damage done...

Last month the building industry lost a friend, mentor and leader. Stephen Dupuis, President of the BILD Association, passed away unexpectedly, leaving a huge impact on our community. PROJECTS | Masonry for the Custom Build

We have been waiting for masonry to go up for weeks [as well as all the neighbours!] and finally it's here.

When you are posed with a rectangular box, material selection and application make all the difference in setting your home apart from the rest of the neighbourhood. The client, architect and Eurodale Developments searched for weeks for the right brick and stone combination - narrowing in finally on a 2" rough face varigated Indiana limestone coupled with a max size brown varigated brick from Hanson. The combination in our opinion is quite spectacular and we can't wait to reveal the finished product.

Comparing Apples to Apples

The general rule of thumb when starting the process of a renovation to obtain multiple quotes. We'd like to remind homeowners though, that they should be comparing apples to apples and and they should start by checking out RenoMark certified renovators. Renomark is an organization of reputable builders, trades and suppliers in the renovation industry and is affliated with municiple home building associations across the country, such as BILD here in Toronto. Only the true professionals abide by the CHBA code of Ethics and the RenoMark code of Conduct.

Several of our Renomark competitors are advertised alongside Eurodale in this online edition magazine called “Best Renos”.

PROJECTS | Custom Remodel Progress

In a few short weeks we've managed to finish all the demo at our custom remodel at 33 Kelso and the framing is now almost all complete, the trusses literally came flying in today. The home has grown from 800 sf to nearly 1450 sf per floor, with ceilings increased on all floors including the basement.

Next up, windows, roofing and some brick and stone.

PROJECTS | Custom Build is moving right along

Over the last few weeks our progress at the custom home build has been progressing with some speed.

The steel went up for the rear concrete porches and they were poured, causing quite a commotion on site and disturbing traffic for a short while.

The ductwork, plumbing and electrical were all run creating a circuitry of pipes and chases throughout the house.

And just in time for the cooler weather that has approached, we've insulated. Opting for as tight a seal as possible, we have completed spray foamed the house.

The Next Generation of Design-Builders

Last week, Brendan and Sarah gave a tour of our custom build to five architecture students from George Brown College. It was a great experience to pass along our knowledge of building to these next generation builders who had lots of questions and enthusiasium on site. We were able to pass along some of the techniques we used with the wood frame and steel construction, the HVAC, plumbing and electrical systems and the foam insulation application and drywall. They even got a sneak peak of some of the finished masonry work that was underway on site.

We wish them all the best of luck with their classes and welcome them back to monitor the progress on site.

Thursday, September 22nd the Ontario Home Builders' Association held their 2011 Awards of Distinction. As previously posted, Eurodale Developments was nominated for two awards and were awarded the title of Best Renovation in Ontario over $500,000 for our Project Kimbourne. What a great honour and many thanks to the clients and our trades and suppliers who made this project another Eurodale success.

Eurodale Exhibiting | Fall Home Show 2011

Toronto's Fall Home Show will be running this weekend at the Better Living Centre down at Exhibition Place. Over 300 exhibitors will be on hand displaying services, products and merchandise all related to your home, home renovations and decorating over four days, Thursday to Sunday.

Eurodale Developments will be exhibiting (Booth 727) and talking to homeowners about that design, renovation or new construction project on their wishlists. PROJECTS | Custom Remodel Started

Eurodale has a new custom remodel in production. We'll completely updating this 1600 sf brick home located in the prestigious neighbourhood of Lawrence Park. The scope of work includes gutting the interior, ripping off the roof and raising the floors and wall to create higher ceilings, adding more than 1200 sf to the rear of the house and outfitting the interiors with modern and detailed finishes.

Stay tuned as we update you on all the progress on this custom renovation, slated to be completed early spring 2012.

PROJECTS | Custom Build - Roof, Windows & Some Heating

The work on our custom home continues to progress. Just recently, the framing of the exterior shell was completed and the roof shingles went on (following a lot of excitement trying to get the delivery up to the roof of our very tight site!). We've also installed the windows and a temporary front door so as not to damage the final custom wood door that will be installed.

And in the basement - our radiant in floor heating tubes were run. This form of heating is great for basements, keeping the floor underfoot warm, creating a nice ambient temperature throughout the space and it's dust free. The home will also have radiant flooring run in the foyer, throughout the kitchen and in the master ensuite.

Stay tuned, brick and stone work are up next and the remainder of the HVAC and plumbing rough-in.

Appliances, Fisher & Paykel, Iron Chef & Eurodale

A few weeks ago, Eurodale was invited by Goemans Appliances and the appliance manufacturer Fisher & Paykel to participate in an Iron Chef Night that pitted two teams of twelve design professionals in the GTA against each other in a cook off. Supervised by a professional chef, we chopped, sauteed, broiled and grilled, test driving the latest and greatest appliances from New Zealand manufacturer Fisher & Paykel. Fisher & Paykel manufacture an extensive range of high end kitchen appliances, which not only function extremely well, they also look fantastic, blending industrial/commercial touches with super sleek finishes, like the mirrored glass on their wall ovens. Appliances to really test drive - their fridge drawers, perfect for an island or pantry, and their dishwasher drawers, which they are currently the top ranked in North America and extremely quiet.

In the end, the dishes were tasted and graded, and Eurodale was part of the winning team that took home the prize of Iron Chef Champion. Special thanks to the team at Goemans Appliances and Fisher & Paykel.

The scope of work on this project focused on a rear addition + basement to create large entertaining areas at the back of this Aurora home to maximize and take advantage of the expansive views and rear yard landscaping. A large cook's kitchen on the main floor with updated dining and family room areas now open onto a raised terrace that wraps around the full rear exterior. The basement was completely gutted to make room for a games and lounge area and basement sports bar. The lower level also features floor to ceiling views of the exterior yard with a lower patio terrace walk-out. Interior Design by Laura Thornton of Thornton Design.

MOST OUTSTANDING HOME RENOVATION over $500,000 - Kimbourne

Located in East York, this project started with the demolition of the existing top half storey, extending back approximately 22’ and erecting a full second storey, increasing the home from 1,300 sf to over 3,000 sf. The new space allowed for reorientation of the front entry, living room and created a larger dining room and den space that is accented by a double sided fireplace and French pocket doors that access both the kitchen and the great room at the rear of the house. The new custom kitchen with modern, sleek wood cabinets and contrasting countertops has top of the line appliances, plenty of prep space, access to a separate walk-in pantry and is designed for easy entertaining, with loads of seating and overlooks the large great room at the rear of the house. A new rear deck, with hot tub, completes the renovations on the main floor. Up on the second floor, two large bedrooms for the kids occupy the rear of the house, both with large walk-in closets and access to a shared main bathroom, complete with double vanity. A convenient laundry room and office space are situated in the centre of the plan, with modern features such as transom windows and skylights adding interest to the space. A spacious master suite is located at the front of the house, with his and hers walk-in closets and large ensuite bath with soaker tub, oversized shower and a double vanity. Additional light is brought into this space by way of a skylight. In the basement, the new space was underpinned to allow for 12’ high ceilings and a clear span 25’x37’ Karate Dojo was created for this martial arts family. Quite the dramatic transformation. Eurodale Gives Back!

We've been very fortunate to have received overwhelming support from our industry, associations and most of all, our client base, that when given the opportunity to give back, we're all over it.

Back in June, Brendan and Jim teamed up with other members of BILD to help out at Habitat for Humanity's Kingston Road Project, a build site comprising of 29 townhomes that once completed will be home to over 145 men, women and children who are currently living in substandard housing. The project is slotted for a December finish. You can read more on the BILD Build Day here and here are some action shots.

On June 4th, the Answering TTP Foundation held it's 2nd annual Chance and Change Game Night raising money for Thrombotic Thrombocytopenic Purpura research. TTP is a rare autoimmune blood disorder that is considered a true medical emergency. TTP is diagnosed at a rate of 3-4 in 1 million people per year. Potentially fatal complications can result from internal blood clotting with damage to critical organs such as the brain, heart and kidneys. Eurodale supported by donating to the Silent Auction that was held, helping to raise over $80,000. You can read more on TTP and the event on the Answering TTP website.

PROJECTS | Custom Home Build is Well Underway

We're right in the thick of building our next Custom Home. Located just north of the Mid-town Toronto, this new 3 storey home was designed by Richard Librach Architect and is a modern twist on the traditional homes of the surrounding neighbourhood.

Although we were set back with all the rain this spring, we're now full speed ahead on the erection of the house and are nearing the completion of framing.

PROJECT TOUR | Keir Kitchen

THE PROJECT SCOPE Main floor remodel – focused on layout changes in the kitchen, with flooring and finish changes in the laundry room, mudroom, powder room and front hallway. Plaster and painting freshened the existing dining and family rooms. Custom cabinetry and stone floors throughout create a clean and inviting space that is of high finish quality, but straight lined and crisp.

The original production grade finishes still graced the floors and walls of this home in Woodbridge. The owners hired an interior designer (Ivanka Radeljic) to assist them with deciding on layout and finishes in advance of calling any contractors to bid on the project. They found out about Eurodale through the Renomark Association as they were very afraid of getting ripped off by a shoddy contractor.

After touring sites we had in progress and speaking to some of our past clients, the homeowners decided that Eurodale had what it takes to do the best work for them.

Shortly after the project started, the interior designer on the project was called out of the country, leaving behind the paperwork, specifications and finishes she had finalized with the clients. Throughout the project, the homeowner also travelled extensively for business, leaving the oversight and direction of the project to Jim Cunnningham (Production Manager), Alberto Anabalon (Operations Manager) and the Lead Carpenter on the project. Undetered, Eurodale took the information provided by the interior designer and the homeowner and completed the job to their specifications - with the exception of a layout change initiated by our cabinetmaker Jimmy from Distinctive by Design, a change that not only improved flow but usability of the space (and one luckily the homeowners and designer were very happy with!)

The clients wrote us this email after project completion:

“As we have previously stated, we were extremely pleased with your professionalism and skill, and continue to be thrilled with the result of your efforts. Once again, congratulations on being named Renovator of the Year and on the article. We wish you continued success and all of the best for the future.

And, needless to say, we have shown our main floor off and raved about you to everyone we know (and, for that matter, some people that we don’t. The mailman, the paperboy, and the guy walking his dog past the house, however, all agree that it looks great).

Take care, Jeannette and Steven Keir."

Eurodale helps to raise money for Habitat

The 2nd annual BILD Race for Humanity was held yesterday, comprising of 21 teams racing all over Toronto in a scavenger hunt charity event raising money for Habitat for Humanity. The Euroracers were in fine form to defend our First Place title from last year, however, we suffered a few setbacks and .... well, we didn't win first place, but we walked away with the Spirit Award (and covered in champagne). Thanks to BILD, Habitat for Humanity, In2ition Realty, Toronto Star and all the volunteers and other competitors who made the day a huge success. And we'll be out to seek revenge next year! This is an article that was written by Eurodale Developments for Reno & Decor Magazine.

Renovation projects take all shapes and sizes, some vast and large, while others smaller, but still with striking impacts. The key ingredient to all successful projects is taking the time to plan it out in advance, from the first project thoughts, into the architectural or structural design and then tying it together with the selection of the interiors. This ensures that when the trades hit the site, that there is little required in the way of changes to obtain something that looks great, functions as is needed and most importantly – solves the challenge!

Below you will walk through the process of a recent Eurodale renovation project from germination of the idea, into the finished product.

IDENTIFY THE NEED

This family required more space. Topping up the existing bungalow was the most efficient way to get it. They also wanted to have larger ‘common’ or family areas. Shifting the bedrooms upstairs and opening up the main floor would allow for this.

SKETCH IT OUT

There are many ways to lay out a space. This fast draft sketch (see photo below) was just a first idea from which the layout evolves. Identifying relationships between rooms and studying traffic flow are critical here (for example – you don’t want the kitchen and the dining room too far apart, or the main bath away from the bedrooms).

FLOOR PLANS SET - TIME TO ELEVATE

Once you have decided on the footprint and layout of the home, how it will look from the curb or the back yard are obviously important points of consideration for any large addition to the home. Sketching options for rooflines and finishes will give you an idea of the aesthetics possible, allowing you to see it before it’s built. In the photo on the left below, the exterior is more contemporary with the flat rooflines of the porch. The client preferred the image on the right with the more traditional overhang.

PERMITS

In this instance, the zoning allowed exactly what we were planning to do. This is not always the case, and more often than not a big project like this requires the approval of the Committee of Adjustments. Speak with your local municipality early so you know what is permissible within your specific zoning. Complete permit plans are complex (like the section drawing you see below). If you need to make alterations due to zoning restrictions, the earlier this is identified, the more time (and cost!) effective the design and planning process will be.

THE NOISE!

This part of the project is where the excitement really ramps up. All the planning comes together and the home starts to take shape. Once demolition has revealed the housing components behind the wall, the state of the existing building is visible, and any issues (like mould, rot or asbestos for example) can be treated before the installation of new finishes occurs.

This project was 6 months from the first day we started demolition until the owners were moving in. Because the leg work on the design decisions was made up front, there were very few changes along the way, making
the build process more enjoyable and less frenzied for the owners. The selections and budgets were all laid out in advance, so the surprises (and disappointments!) were avoided.

MOVED IN...

Well yes, truthfully it looks easier than it is in the few steps shown here, but generally this is the process of taking a project from start to completion. Every project starts with a challenge, problem or desire. From there, solutions are designed to solve it and a budget is created and followed through to the completion. The solution at this home occurred both on the inside with the newly captured space, and the remodeled and improved main floor layout. It also occurred on the exterior, where from the curb, the home does not resemble a ‘top up’ at all. Instead it looks like a brand new custom home, with the old and new tied seamlessly together. While every project comes with ‘hiccups’, the more active you are in the planning and design stages, the fewer and easier they are to endure, and the less you need to budget a contingency for.

Decisions, decisions...

Many homeowners find themselves in the great debate between renovating the home they are in or selling, buying new and moving up. Although moving homes seems like an easier turnkey solution, eliminating time and construction stress, there are still many other factors to consider including:

The cost of the transaction - commission, legal, land transfer taxes, etc.
Inheriting the work and finishes of someone else, who is likely trying to make a profit and focuses on the look, not the operation of the house as a system.
The inability to see the construction along the way or selecting the layout or finishes that you personally like. Since the average Canadian lives at least 7 years in each house, this can be an important thing!

Based on the needs and wants of you and your family, there may also be a myriad of other factors that you are considering in your decision to move or renovate.

What is comes down to, though, for most homeowners, is cost.

In order to assist you with your analysis of the financial pros and cons associated with a sell, purchase and move, we have put together an example in order to illustrate the numbers related to both decisions.

BUYING A NEW HOME

This simple example is based on the selling of a home for $750,000 and buying another residence for $1,000,000. The numbers would adjust differently for the actual values of sale and purchase accordingly.

These numbers do not take into account the costs to make your home “fit to sell” - painting, staging and touch ups required to make it presentable which could run upwards of $5-$6k. It also doesn’t take into account the minor items you would need to do at the new house - painting, cleaning, window coverings, etc. These very real costs should also be accounted for when calculating total budgets.

Imagine the changes you could make to your existing home with a budget of $400-450K.

You would have the benefit of selecting the systems that run the home, see the installation of the building envelope ensuring it is well done - with no corners cut -and also have the benefit of selecting all of the layout and finishes that will fit with how you want to live in the space and will fit your own personal aesthetic tastes.

True, moving to a new house could be achieved in 2-3 months and building could be a 6 month to 12 month endeavor.

At the end of the day, you are really weighing the difference between Buying a Product - a New Home - or A Process - Achieving your Perfect Home.

2010 OHBA Awards of Distinction - Eurodale 4 Nominations!

The Ontario Home Builders Association (OHBA) just named Eurodale Developments as finalists in 4 categories for the 2010 Awards of Distinction.
The categories include:

Most Outstanding Custom Home (under 2500 sqft)
Most Outstanding Home Renovation (up to $100,000)
Most Outstanding Home Renovation ($100,000 - $500,000)
Most Outstanding Kitchen Renovation

The custom home nomination (pic above) was for the 2010 Eurodale Dream Home designed by Richard Librach Architect and the CityLine Design Team. Dubbed MOD256, it is the only luxury custom home that can grow and shrink with the changing needs of the family unit. Since it is modular in nature, it can be built and site assembled in a fraction of a normal custom build timeframe. It is also moveable should you wish to take the home with you to another locale.

The renovation under $100k (pic above) was for a remodel in Palgrave ON which focused predominently on a main floor of a side split. The kitchen was the focul point and was designed by Thornton Interiors with cabinetry by Distinctive by Design Fine Cabinetry Inc.

The renovation between $100 and $500k (pic above) was for an energy executive from Calgary. The West coast flair shifted to Eastern GTA in this dramatic transformation. Interior design was performed by the design agency (Matt, Anwar and Allen from the Designer Guys on HGTV).

Most outstanding kitchen renovation (pic above) was for a remodel in Thornhill ON which was performed for a pair of lawyers that rarely cooked! Hence the project name "burning french fries"! The before and after shots showcase a really dramatic transformation of space and aesthetic.

Our fingers are crossed for the awards gala at Caesars Windsor on September 21st, 2010. Wish us luck!!

MOD256 - Eurodale Dream Home at National Home Show

The Eurodale Dream Home has now been built! Thanks to the hard work of Richard Librach Architect, Kendall Christie Promotions, McCague Landscape Construction, Mike Doyle at O'Neil Electric, Marco and the boys at Deville Electric and all the CityLine Designers - Janette Ewen, Ramsin Khachi, Sharon Grech and Karen Sealy (and there teams).

There were many hands that were in on this build and without every one of them, this could never have been achieved in 7 quick days (and a few nights!). The team at Marketplace Events deserves a huge thank you for the confidence they displayed in selecting Eurodale to handle this massive project, there largest show feature. Stephen Dupuis and the BILD association was a great hand in our corner, assisting in getting Paul Daly and the boys at Local 27 Carpenter's Union on board to supply the additional man power required.

2010 NATIONAL HOME SHOW - EURODALE DREAM HOME

Eurodale Developments was selected as the official builders of the Dream Home for the 2010 National Home Show at the Direct Energy Centre at Exhibition Place in Toronto. The selection process was performed by Marketplace Events who interviewed numerous builders - just as a homeowner would do for their own project, and Eurodale was selected as the best choice to handle the extremely custom build.

This is the first year that the Dream Home will be built with the purpose of re-use. The project is set up as a contemporary build to allow for ease of transport to, into, out-of and away after the show.

Eurodale awarded the design component to Richard Librach Architect http://www.rlarchitect.com/ - a firm that Eurodale has colaborated with on several projects in the past. One such colaboration was recognized as the best renovation nominee for renovations in the $75,000 category for a Rosedale renovation (http://eurodale.ca/Gallery6.htm).

The National Home Show build is performed on site, inside the Direct Energy Centre in only 7 days, leaving the Eurodale crew a significant challenge! OHBA Award Nomination - Best Renovation 2008 in Ontario

Eurodale Developments was nominated out of over 540 projects across the province for the 2008 title of "Best Renovation". The project was titled "studio 42" and was an attic renovation for the Lead Singer of Toronto Rock group Billy Talent. The project which took place in Roncesvalles a community on the West side of Toronto has garnered a large amount of media attention as it was also part of the hit TV show Designer Guys on HGTV
